Rent to Own - Introduction


Rent to Own is also known as Lease to Own, Lease Option, or Rental Option is a program that offers individual(s) to lease or rent a property for a predetermined period of time, while accumulating a sizable down payment to facilitate the purchase of the property.

If you are a renter who has a bit of money set aside but you want to be in your house now. You can afford the standard rental fees and you have enough income to set aside some savings but your credit is either:

    • · Not established (example: student, new immigrants or newly wed couple)
    • · Low score due to life’s trials and tribulations you may have experienced in recent years or
    • · in the last couple of years, you have gone through a bankruptcy or consumer proposal.

If any of these situations describe your situation then you should consider and take advantage of our rent to own program.


How does it work?

Once I have reviewed your profile as a borrower, I will provide you with a report on the actions to be taken to improve your credit. I will also see the amount or value of the property you can afford and when you can do the purchase once you have taken the appropriate actions to improve your situation. If you agree and commit to apply my recommendations then I approach my group of investors with your profile and get a commitment from one of them to purchase the house, now the exciting part , you will be introduced to a realtor for YOU to shop of your future house . Once you have selected the house, the negotiations starts between the investor and the seller. If an agreement is reached and the inspection is satisfactory then the offer is accepted and we close on the purchase as soon as possible for you to move into your house .


The program could be for 2 or 3 or 4 years,it will depend of your profile, how much work we need to do and the time it will take to get you to qualify.

The first few years you will pay a rental fee and the savings that you use to put aside will be now be paid to the investor.These savings or extra money are called credits and will be credited BACK to YOU at the end of the program. The accumulated credits will become your down payment to be able to secure a mortgage in your name and take possession of the house, the home you have been enjoying all these years.

At the end of the program, I will review your profile again to ensure you qualify and to start getting a commitment from my lenders and get you the best rate and options on the market.
